1 Set your planning assumptions

Changing currency relabels amounts; it does not convert them. Enter replacement costs in the purchasing power of your chosen base year.

Monthly contributions are deposited at each month end; annual contributions at year end. The full base year is included. No reserve interest, borrowing, tax calculation or contribution increases are assumed.

2 Add planned replacements

One row per replacement event. Include taxes, installation, disposal and contingency in your estimate where appropriate. No property address or personal information is needed.

Up to 100 events. Past-due replacements are moved to the base year with no escalation. Events after the planning horizon are listed but excluded from forecast totals.

The workbook is a separate planning file, not an export of your entries. It uses its own base year and row-specific escalation. Its forecast matches year-end funding assumptions; move overdue rows into its base year to include them. This planner flags and moves overdue events automatically.

Questions about your forecast

What is the difference between current and future dollars?

Your input cost is expressed in base-year dollars. Future cost applies your escalation assumption to the replacement year. This is a scenario, not a price quote.

Why can I have a shortfall despite making contributions?

Timing matters. A replacement can fall due before enough contributions arrive. Beginning-of-year spending is tested before that year's deposits; year-end spending uses the full year's contributions.

What happens to overdue and later replacements?

Overdue work is placed in the base year without escalation. Work beyond the selected horizon remains in the register but is excluded from totals. Each row represents one event; add another row for another replacement cycle.

How do I download my forecast?

Choose Print / save PDF, then select Save as PDF in your browser's print dialog. Your report includes the assumptions, charts, replacement register and annual schedule. No forecast is sent to a server for PDF creation.

Are my entries saved or connected to my account?

No. This tool does not save your entries, send them to FolioProjects, or automatically create property records. Refreshing or leaving the page loses the entries. Export your forecast before leaving.

Put the plan alongside your property records.

Use FolioProjects to manage actual systems, projects, documents and improvement history. You choose which records to add; this calculator does not synchronize them.
